The new apartment building on Obchodna Street is designed in the inner block between Obchodna and Heydukova Streets in Bratislava, in close proximity to the existing 5-floor residential building. The 6-floor mass of the building is not immediately perceived from any street view, and its height corresponds with the surrounding buildings.
The design of the building comprises 32 apartments of various sizes. The building is designed as a 7-storey building, including six above-ground floors and one underground floor. On the underground floor, there is a parking lot for 12 cars and technical facilities of the building. The roof floor with two apartments is designed with a smaller built-up area, with a green roof and terraces. On the typical floor, there are six apartments with separate storage spaces. Each apartment has its own loggia, oriented to the south side. Vertical transfer of people is provided by one elevator. The building is designed as a compact block.
The dominant expression of the façades is the grid structure that includes the window panes and loggias of the individual apartments. Between them, there is a structured contact façade, whose expression enhances the rigour and regularity of the smooth grid. The plasticity of the play of structures and shadows is enhanced by the shade of white paint applied to the entire façade. The last, the roof floor, features a ventilated façade made of composite cladding material. The windows have wood-aluminium frames, and the railings are of steel banding, both in the beige colour finish. They are shaded by exterior blinds.
The building has a load-bearing structure with a reinforced concrete skeleton. The internal partitions within one apartment are made of aerated concrete. The surface of the paving layers on the common roads is made of gres. The building is heated and cooled via a BKT ceiling system. The source of heat and cooling is a heat pump. Each apartment has a separate local heat recovery unit. The building has a flat roof with vegetation of extensive greenery.
The planned building surroundings include outdoor parking areas (5 p.m.), an access road of cobblestones and green grassy areas. Access to the site is from Obchodná Street through the undergate of the building Obchodná 42.
