The designed area "Riviéra Zlín" is located on the plots of the former public swimming pool in the cadastral territory of Malenovice u Zlína, Zlín municipality. The nearby surroundings of the area are mainly built-up family houses situated in a calm and quiet environment. The main motif of the design of the area and the proposed buildings in the given area is empathy for nature and sensitive placement of volumes in the environment in the form of partially underground structures. Thanks to the investor's approach, the building has an environmental approach written into its DNA. The area has a longitudinal shape on the north-south axis. It is divided into two imaginary units, where approx. 70% of the land in the southern part has a multifunctional character and approx. 30% in the northern part has a residential character. The eastern part of the land is made up of long, sloping terrain, parallel to which the local road (Švermova street) borders the area. The sloping part of the plot has garden growth and overgrown greenery, which creates a natural border and at the same time a visual, noise and filter barrier from the mentioned road, which is located approx. 8 m above the level of the area. The proposed buildings of the area are sensitively situated in the slope of the terrain. The location of the administrative building respects the existing greenery and trees, as well as the construction of the former toboggan on its southern side. The location of the administrative building is not invasive, but on the contrary respects the history of the area and also the tectonics of the slope. The building is located 15 m from the axis of the road. The embankment behind the building contributes favorably to the statics and stability of the road embankment, it strengthens it. The vegetation of the embankment smoothly passes to the roof of the building in the form of intensive and extensive greenery. The building opens with its main facade to the west. The main entrance to the building is on the north side. The side entrance is located on the main facade and is directly connected to the natural biotope, which was created in the old body of the former swimming pool in front of the main facade of the administrative building. The biotope contributes to a better climate and supports the natural character of the area. From the south side of the building there is access to the lookout, which was created on the construction of the former toboggan. In connection with the water area of the biotope, in the open space in front of the main facade of the administrative building on the north-south axis, there are sports-recreational and relaxation areas.
The main entrance to the area is located in the southern part of the plot. The property has an access road for cars and also a walkable sidewalk for pedestrians. There are 15 parking lots at the entrance. Additional parking spaces are situated near the administrative building on the north side, which is led by an access road in the western part of the property, also used for suppliers. The layout of the building is obvious, functionally divided and clear. The building is composed of three tracts. Mostly reinforced concrete monolith. The first unit consisting of an offices with large wood-aluminum windows is located on the west side with a view towards the biotope. The background of the building, social and technical rooms are oriented under the descending slope. The spaces are connected by a communication corridor, which also serves as an open social space. The administrative building is designed with a ventilated facade with a wooden finish. In front of the facade is a wooden grid with a walkable terrace. Grid openings are filled with wooden lamellas for shading the office, or design mesh that serves as a support for trailing plants. Greenery on the facade contributes to the overall ecological concept of the building. Ecology is characterized by a closed building cycle. The water cycle is reflected in the multiple use of water from the roof to the biopool. In addition to shielding, the energy cycle also includes passive cooling, heat recovery through ventilation, and photovoltaic panels to cover electricity consumption. Heating of the building is ensured through a heat pump - ground/water, i.e. through ground wells. The object is also thinking about heat regeneration in ground wells. In the northern, residential part of the area, 4 family mole houses are placed on the slope according to the same principle. The access road to the land leads through a private entrance in the northern part of the area. The mole houses also include a common covered parking lot for 8 cars, located in front of the house plots, next to the driveway.
